Number 2 is a public hearing to receive comments for recording steiner ranch, phase 2, section 10, resubdivision of lot 1, block c, resubdivision final plat, 14 total lots, 10 commercial lots, two open space lots and two private joint use access lots in precinct 2.

and it will be a combination of commercial open space and a private joint use access easement.
there have been some questions by the community about this.
we gave them more information.
I don't know of any objections to this.
this item, it meets our requirements, but it's along 620 and quinlan park and we recommend its approval.

>> judge, in the absence of any comment, I'll just comment briefly on behalf of the residents' concerns, increasing density in the steiner ranch area since it's essentially landlocked by them and the river and two roads that have very little chance of increased capacity being 620 and 2222.
the residents' concerns are for mobility and fire access and just generally their ability to move around in that space.
but as anna has stated, it meets all the requirements we are to provide by statute and I i will -- I will see this go on consent without complaint, but noting that increased density in that area is problematic in the extreme.
>> if I might, since this is related to that, we are working on the single access codes in both title 30 and hopefully we'll get that into chapter 82 as well.
however, this is under our current regulation as you stated and it meets the requirements.
>> one bright spot in it is because it is commercial resubdivision, at least it will give some in steiner amenities that will reduce the need to go on 620 or 2222 to go get most amenities without knowing what the commercial lots will hold.

is this likely to require another access on 620?

if it does, we would need to follow up with an advance funding agreement just as we did with the other commercial.
