jurisdictions on adjoining property navarro cream road for a preliminary plan in sun chase phase 1 subdivision.
joe geiselman told me he would like to lay this out very briefly which is why it was not on the consent motion.
after this one we'll take up item 13 and then we'll go to the commercial appraisals item.
why should we grant this variance, ms.
bolin?

this variance is so that this subdivision doesn't have to connect to the adjacent street, navarro creek road, which is across the flood plain from the proposed street in this preliminary plan, sweet pea drive I believe is the name.
this section of flood plain is approximately 1100 feet wide.
it would require environmental variances should it -- should we require the crossing, and elsewhere in the same preliminary plan in kind of a different pod of it, they are laying out their streets to where in the future there could be a bridge across.
, if that was warranted.
but in this case I do want to point out that they are doing a clomr, a conditional letter of map revision, to reclaim some of the flood plain with this prelim.
i want to point out this is an unstudied flood plain.
it's not a studied fema flood plain, but it is in the work that they are doing, they will be getting information to tell where the flood plain truly is as opposed to just the conservative estimate of where it is.
so in short, the reason that we're supporting the variance, rather, is because the spanning of the 1100-foot flood plain, it's not in the best interests environmentally and plus it would be very cost prohibitive.

>> yeah, judge, Commissioner Gomez, but I did call and talk with theresa because I wanted to get some full explanation of why we're actually granting the variance.
and after a long discussion and also a layout of why this is needed, I totally am in total support of this so I have no problem with the way they laid it out to grant the variance.
