20 is consider and take appropriate action on request to use alternative fiscal work for sweetwater in precinct 3.

>> good morning, again. These subdivisions are, like you said, looking to use the alternative fiscal policy for posting for -- so they can get started on constructing streets and infrastructure. Alternative fiscal is one of the two methods that our regulation allows for, and it's utilized very often. And in this method, what happens is the developer posts -- well, the plats are ready to go, the construction plans are ready to go, and then the developer chooses to utilize alternative fiscal where they post the restoration and rebids only and we take that to court such as we're doing today, and then we issue their development permits for that infrastructure. What is different between that and traditional fiscal is that the plat is not getting recorded today. The plat will come back for recording, and they can't sell lots or build individual homes until the plat is recorded. So it's a two-step process.

>> we hold the plat and we also have money for rebids and restoration. In the event that a developer isn't able to complete his project, we have money to restore the tract into its raw land condition.

>> and it's fairly routine for us to do this.
