A-1, consider and take appropriate action on a request to approve participation agreement between Travis County and club deal 120 whisper valley lp for improvements to braker lane, fm 973 to taylor lane, in precinct 1. There was a question or questions?

>> judge, I just wanted to make sure that -- there's been several of these agreements

>> [inaudible] and also the private seker and this is basically the last of one of the deals we dealt with as far as 2005 bonds. And I just basically wanted to make sure that the residents in the community understand that we -- as far as the bond issue, those partners that we have teamed up with, the private sector, that we are moving forward. So I guess I’d like to just real briefly just basically tell what that all entails, the connectivity for the general public that we are really trying to alert and know what's copg coming and just lay that out real brief. And have I no complaints or anything about it, it's just that this is, again, a situation with the relationship with three different parties and different parties in the private public setting that this is where we are as far as the agreements are concerned. Could you lay that out real brief just for the public?

>> sure. With me is steve gilleland. And also with the legal staff -- the engineer for the developer. This is the last participation agreement that we needed to get accomplished out of the 2005 bond program. There started out with seven tier 1 projects. We successfully negotiated five of those seven. Two of them did not get off the ground. The moneys from those two by the bond proposition went to the sole tier 2 project which is what this project is. It is the extent or construction of braker lane between fm 973 and taylor lane. It's located south of 290 just east of walter e. Long lake and it terminates just south of our east metro park. About two, two and a half miles of four-lane roadways, what is going to be built through this agreement. In the agreement, the developer will take the lead on getting the design completed and also getting the project constructed. We will split the cost 50/50. He dedicate all right-of-way at no cost to the county to make it all come together. This happens to be in a part of the county, if you happened to see an article in the paper over the weekend where an awful lot of development is going to occur very quickly in the parmer lane, 290, braker lane area. Just hundreds of thousands of square feet of commercial business, thousands and thousands of homes. If you were to go out there today, it's nice open land, but the development is coming and it's better, I think, to have the roads in place to meet that demand rather than wait until everything is falling apart at the wheels and then try to catch up. So with that, if these guys have --

>> does anyone have anything to say?

>> we would just briefly say, I’m managing partner for taurus, Texas. This is a public-private partnership. We appreciate steve and your staff, how they worked with us. We're excited. We think this roadway will be an important improvement in this part of town and I think that steve is right, it is poised for a significant amount of growth and the road will be well justified.

>> and I would add one of the things douglas had mentioned the last time we came to you all is he is going to be dead dedicating a very large amount of green space with his development. I can't remember the number of acres but several hundred

>> about 750.

>> those are the things the public needs to know, we are moving forward. A lot of these bond issues that the voters approved in 2005, this is just an inkling of that. So I have no other questions. With that I would like to move approval.
