Now, we are to number 11, by the way, on the temporary pay deal, I’m really trying to put that last because when you take it up and we know reset this morning it seems to me, we wanted to give the judges an opportunity to come over, they wanted to discuss their request with us. But 11 is to consider and take appropriate action on various Travis County facilities, a is renovation and councilpersoncy of the 1101 nueces street building and b is counseling and education services lease at 205 west 9th street.
>> good morning.
>> good morning.
>> good morning.
>> last week discussing 1101 nueces, as you know a little background, facility management department at 1101 nueces building being restored and renovated for occupancy by the counseling education service known as ces. The lease space on the 6th floor of the 205 west nineth street. This move will save the county about $108,000 annual lease if we move the ces into 1101 nueces. The 1101 nueces has been vacant since April of 2002 and when jp moved to west nineth street. The building is about 3,674 square feet and it's been remediated for mold. Presently located again as I said on west nineth. The intake office on west nineth move to 1101 nueces and there's another service operation can move to the location on ih-35. And I believe last time we had some direction to talk to our neighbors and about the move and I believe carol, she did talk to all of our neighbors and she send...
>> [inaudible - no mic]
>> yes, carol, director of counseling education services, I did speak with the owner of the regency as well as the manager of the other side, and they both felt like there should be no problem at all, kind of the old fears were done with and the crime rate did not increase as they had feared and just really felt like most of that, you know, was over with. Parking is what we talked about mostly, not wanting, you know, clients to park in their parking lots or garages. I also with the assistance of kelly page, went and spoke with the principal at piece elementary school and he was very open and well and pleasant, with the great relationship they had with the county he did not see any problems, and spoke with the neighbors the lawyers neck door and architect firm across the street. We talked about litter and parking and they were fine with the population and really did not have a problem with it.
>> we save more than 100,000 a year.
>> that's correct.
>> but in order to make the nueces building work you have to invest how much money?
>> we have to invest $94,712. 65,203 is risk management for assessment remediation and restoration of the mold, and the rest which is $29,509 for the miscellaneous improvements such as site drainage improvement, ac unit replacement. Ac duct replacement and we're going to remove a couple of walls. By removing the walls we have to do asbestos testing. Any time we remove a wall we have to do so and I think our estimate on that is with a 15% contingency about 29,509. Total 94,712.
>> the building will be ready for occupancy by...
>> December.
>> can we get out of 0 our current lease by December.
>> we have 60 days to a notice -- we have to notify our landlord at 209 west nineth street.
>> so we spend $100,000 but after the first year we would realize a savings of...
>> absolutely.
>> a substantial amount. Maybe even up to that much.
>> yes, sir.
>> knowing that these things can take sometimes a little bit longer on remediation since we've kind of been here, done this, I think that we owe mr. Wittington, our land lorld off of west nineth street, the maximum -- we ought not cut corners, build in a little bit of pad there so we all of a sudden say we're leaving and we don't. He's been extraordinary in dealing with us with our long-term and short-term leases and we owe him a firm date that is a date that we can count on that we will be leaving.
>> sure. We will work with the landlord on that.
>> anymore discussion? Move approval.
>> second.
>> all in favor of the motion? That passes by unionous vote with Commissioner Davis temporarily away.
